Vacation Rentals in Africa

Getting appropriate accommodation forms an essential component of your travel to Africa. Lest the fun part of your trip gets spoiled, it's worth booking your accommodation well in advance to get good value for your money as hotels in certain placesare not easy to come by and very expensive too at the last moment. Though it may not hold good for other major tourist centres, you can get more personal accommodation at affordable prices, making your holiday all the more enjoyable. Here are some worthwhile options for you.

Villas for rent

If you want to avoid the noisy hangouts of kids or those crowded late night parties, you would like to explore the possibilities of renting a villa. Staying in a rented traditional riad in Marrakech offers you a real and more fulfilling experience of local life and environs than say a hotel located in the middle of the new city.

The budget advantage of renting a villa shouldn't be overlooked, especially if you are travelling with family. Staying in a rented villa in a place like Mauritius is stress free and more enjoyable.

Guest Houses

Ever experienced staying with a local family on your holiday in a foreign land! You'll find many homeowners welcoming you, should you decide to look for one. The outstanding feature of such a stay is the homely feeling that most hotels fail to provide. Moreover, the owners know the area like the palm of their hand and are certainly better qualified to give you plenty of travel tips.

Most homeowners would be pleased to help you plan your local travels, enhancing your pleasure and enriching your experience of the place. Couples opting for Mauritius as a honeymoon destination can avail of the dependable services of the homeowners for arranging all the supplies and taking care of administrative formalities for making that once in a lifetime holiday truly memorable.

Serviced Apartments

In case you are undertaking a long business trip to Africa, your first choice should be to stay in a serviced apartment.

Invariably, they prove to be better and more advantageous than staying in a hotel when you are on business trip in Africa. Serviced apartments in Africa, also called as apart hotels, corporate housing or extended stay hotels, would generally offer you a well equipped kitchen, meaning you won't have to travel out all the time you want to eat. Though they offer all the much-needed amenities like flat panel TV, broadband, digital or cable channels, other than the fully loaded kitchen as a complete package, you won't get that hotel feel at prices far affordable than a hotel. Isn't that a better way of conducting your business there and experiencing something novel!

MW Property Group Mauritius goes LIVE

1st April 2012 - After much anticipation MW Property Group Mauritius website has finally gone live!

Asa Zmanay announced, "We are proud to have our new website go live, we have a great team here at MW Property Group that have all had their input, there will be more updates and improvements over the course of the next few weeks but we feel that our clients will find it quite refreshing and simple to navigate". The company's portfolio of Mauritius property is currently being uploaded for our clients to peruse and should be complete just in time for the opening of the office scheduled for 15th April 2012.

"Property in Mauritius should be easy to find, we have removed all the unnecessary clutter that some users are presented with on other websites trying to keep it as simple as possible. Our social media, online marketing campaigns and 'refer and earn' programs will shortly follow", added Wes Carlson.

Due to the fact that non-citizens are only allowed to purchase property within the IRS, RES and IHS developments or schemes, the expatriates who move to the island are forced to rent instead of buy property in Mauritius. This does create excess demand for suitable rental properties thus putting pressure on the supply side, hence prices have been on the increase for several year now. Being able to access property portfolios online is the first option for expatriates moving to the island as they begin their move to Mauritius, MW Property Group Mauritius recognizes this fact - "people should be able to get as much information on Mauritius Properties as they can before they even arrive" says Zmanay,"they need to be able to at least get a feel for what the prices, areas and facilities are like" he adds.

For those expatriates looking to buy Property in Mauritius, the Integrated Resort Scheme (IRS), Real Estate Scheme (RES) are the only options for buy to live. The benefit of buying within one of these schemes is that if the purchase is above $500 000 then one will gain residency on the island. Typically the villas are on a 24 hour secure estate (or residence), with such facilities as golf courses, tennis courts, resort pool and restaurant, some are also located on the beach.

Reunion Island: Where Fire Meets the Sea - Travel

Unlike Madagascar, where there is a profusion of indigenous wildlife, the island gem of La Reunion, its neighbour to the south-west, has very few; one of these is the spectacular Panther chameleon, a mini-kaleidescope-coloured monster which can grow to a length of 50 cms. Lying on the crossroads between Asia and Africa, fluorescent rivers of molten lava occasionally spew out of the earth's crust and plunge into the crystal waters of the Indian Ocean, searing everything in their path. This island -jewel, similar to Hawaii, insofar as both are located above hotspots in the earth's crust, is between Madagascar and Mauritius. And is 63 km x 45 km. There are three volcanoes here, one extinct, swathed in forests, where mountains, gorges, and spectacular waterfalls jostle shoulder-to-shoulder, vying for one's attention.

La Reunion is the southernmost French overseas department; it has the same administrative status as those on France's mainland. French is the official language and the currency is the euro. The first Europeans to land here were the Portuguese in 1635, but it was soon annexed by the French in 1638, apart from a brief occupation by the British between 1810 -1814. After that it became an important stopover on the East Indies trade route, until the Suez Canal was opened. The ethnic mix on the island is a melting-pot of French, African, Chinese, Malay and Indian immigrants, and those who are born on the island, called Creoles, are the largest group.

There are numerous activities to pursue on Reunion, scuba-diving, surfing, deep-sea fishing, climbing, abseiling, para-gliding, riding, white-water rafting, mountain biking and walking. Rambling and hiking is one of the most popular pastimes on the island, through exhilarating scenery. A spectacular trek is to the live 2,633m Piton de la Fournaise volcano which erupted (safely) three times just last year. Guided tours around the island take the tourist to magical places, such as a village labelled "one of the most beautiful in France." This is Hell-Bourg, a jumble of candy-coloured houses surrounded by cascading banana trees and exotic blossoms.

The capital, St Denis, perches jauntily on the tropical north coast, well-removed from the mist-clad forests. The visitor will not be surprised by the familiar trappings of a French country town, as Renaults and Citroens chug past Carrefour supermarkets or a Monsieur Bricolage, alongside superb French restaurants, and other eateries of fusion cuisine. Whilst sipping an icy kir on the caf-line beach resort of Boucau Canot one could easily be forgiven for imagining for an instant that one was on the beach at St. Tropez, gazing over the Mediterranean.

There are several daily non-stop 9-hour flights from Paris to La Reunion with easy connections from the UK.

The Reunion has many options for vacation accommodation. There are villas and apartments to rent on Reunion Island. You will need to contact specialists on the island or book your Reunion villa or apartment online. You can rent apartments and villas in St Denni, and most of the other holiday towns in the Reunion.

Top Ten Property Abroad Destination To Invest In - Investment - Mutual Funds

You may have come across several top ten lists discussing the best places for real estate investments, and found a variation between different lists. Destination number one in the first list may not even figure in others. Of course, the sources conducting the survey/study would have set unique criteria to identify the investment hotspots.

The ground reality is that real estate investors look for exciting opportunities in emerging markets, where there is potential for high future returns, as well as developed markets that have remained safe investment havens through the recession. This top ten list identifies these gems:

1. Istanbul- this Turkish city was rated as a top city for real estate development and acquisition last year. The Euro zone turmoil is not expected to affect property in Istanbul and investment prospects are forecasted to be good. For the record, Istanbul's property market remained stable through the 2009 global financial crisis. Foreign Direct Investment in Istanbul property during 2011's second quarter was close to $200 million while property sales were estimated to be $781 million over the same period. What makes the city track? It's lively with about 15 million inhabitants and home to several cultural and historic sites.

2. Canada- From ski chalets and timber lodges to private cabins and a slew of holiday and other real estate properties for sale, Canada is an excellent investment destination. Unlike neighbour united states, Canada has a stable housing market, with home prices and sales continuing their strong momentum over the last decade. Eastern Canada remains popular with brits thanks to its relative proximity (a 5-7 hour air journey)

3. Sao Paulo- An emerging real estate market, brazil's biggest city Sao Paulo has enjoyed sustained economic growth, rapid population and income growth, and increase consumer spending. The 2016 Olympics and 2014 World Cup in Brazil are global-scale events that are expected to further thrust the city in the limelight. Many real estate development projects in collaboration was state municipalities will also present opportunities for overseas privates investors.

4. Warsaw- Poland's Human Development Index has been robust since its communist days ended, and now, its capital city-Warsaw- is fast attraction the attention of global real estate investors. Warsaw is a growing business hub, its residential property market is undervalues and its commercial returns have witnesses an uptick.

5. Berlin- Germanys capital city, despite enjoying a high quality of living and a strong local economy, has undervalued residential property, presenting opportunities for real estate investor. Its steady commercial returns (capital values and income returns) and growing rents are other positives for buying property in Berlin.

6. Mauritius- a popular holiday destination, Mauritius is now open to foreign investors thanks to government initiatives. Besides the obvious beauty of this island and upcoming real estate development projects, including beachfront complexes, Brits can take advantage of the financial perks on offer. On purchase of apartments or villas for 310,000 or more in designated zones, you can become a Mauritian resident and enjoy lower business and personal taxes.

7. Hong Kong- The residential, retail and office sectors are growing at breakneck speed, with commercial property returns being too good to pass up.

8. Sofia- That the real estate market in Sofia, Bulgaria's capital city is recovering after depressed property prices across retail and residential sectors, with forecasts of stable future growth, are all promising signs for global investors.9. Bucharest- A growing business hub, Bucharest has witnessed robust commercial growth in the warehouse and office sectors, making it an attractive investment proposition.

10. Budapest- like Bucharest, Budapest's commercial sector is buzzing, and its residential property is also undervalued.

There are many more emerging real estate investment hotspots that promise attractive gains to investors with the means and risk appetite for purchasing overseas properties. But the ten listed above are chart-toppers in their own right.

Mauritius - More Than Sunny Beaches - Finance

Mauritius seems like one of those islands that will suddenly become very popular with overseas property investors. Recent real estate developments on the island sold very quickly so I am going to offer you an insight into this stunning island from an investors point of view.

Mauritius lies about 900 kilometers east of Madagascar, has approximately 2,000 square kilometers of land and 177 kilometers of coastline. The nation also has several smaller islands and groups, include the Agalega Islands, Cargados Carajos Shoals (Saint Brandon), and Rodrigues, and is part of the Mascarene Islands, which also include Reunion Island. The volcanically formed island's highest point is the peak of Mount Piton at 828 meters and the island is almost completely surrounded by coral reefs.

The resort town of Grand Bay is the most popular destination on the island of Mauritius, the booming Indian Ocean nation that is about 900 kilometers east of Madagascar. This town on the north side of the tropical island is full of hotels, restaurants, shops and beautiful beaches. If you are looking for a holiday spot, this is one of the nicest anywhere.

Grand Bay, about 25 kilometers north of the capital city of Port Louis, is an ideal place to visit anytime of the year, with warm summers and mild winters. The location keeps the southeast winter wind away from the beach, so it is perfect to visit whenever you have a chance to enjoy the sun and sea of this tropical resort. When visiting here, two of the most popular things to do, besides lying on the beach and soaking in the sun, are taking a catamaran trip or a submarine excursion. For those who want to rent their own boat and cruise around the Bay, there are many choices. There is also plenty of diving on the coral reefs that surround the island.

There are many places to stay in and around Grand Bay, including hotels, guest houses and villas that range from deluxe resorts to rooms to let. For those who are looking to purchase property, this area has much to offer. There are existing houses and villas that are available, and several new developments are also under construction or have been recently finished. The Oasis Villas is a development of private villas in a gated community not far from the sea, and the Residence Tanzi is a new green home development just off the water. For those who are looking for more than just a day on the beach, Grand Bay offers some of the best nightlife on the island.

To get to Mauritius, then Grand Bay, you fly into Seewoosagur Ramgoolam International Airport (MRU), also known as Plaisance International Airport. The airport is near the town of Plaisance, about 25 kilometers southeast of Port Louis and approximately a one hour drive to Grand Bay. The national airline, Air Mauritius, handles the most traffic to the island with flights to cities in India, Asia, Africa, Australia and Europe, including London - Heathrow.

Overseas property investors should consider that Mauritius achieved remarkable economic and social success, based on good governance and an exceptional use of trade preferences for sugar and clothing exports. At independence in 1968, the country was poor, with per capita income of about US$260. Today it is an upper middle income country, with a 2006 per capita income of US$6431 or $11,643 in purchasing power parity (PPP) terms, the second highest in Africa. The country's ability to profit from the trade opportunities testifies to its institutional strengths - a stable democracy and rule of law; ethnic tolerance; macroeconomic stability; equitable social progress; and reliance on private incentives.

It is clear that this little island has more to offer than simply sunny beaches and is worthy of consideration for international real estate investors

Mauritius Holidays for Over 50's - Travel

If life begins at 40, you must be at your best at 50! If you are at this very special age and looking to go on a vacationholiday, try Mauritius. If you plan your visit right, this place offers the best of comfort, luxury and convenience that we all crave for, in a vacationholiday. However, you need to book your airfare and hotel accommodations well in advance so that you are free from all the nerve wracking that come with impromptu planning and booking. Your holidayvacation should be all planned and booked for at least four months in advance. AlsoIn addition, before planning the holidayvacation, you should decide whether you are going there for relaxing or for some high time living.

If you plan to do some sports, do find out in advance whether they are suitable for you. It is best to undertake activities that are not physically stressful for you, especially if you have conditions like heart problems or joint pains. You should always consult your doctor about this. Mauritius provides peaceful hideouts too if you are looking to bask in the sun and make the most of your time by giving in to the serenity of the place. The weather is perfect for a holidayvacation all year round. It is hot and wet from December to April, and dry and agreeably cool from May to November.

Some tourists attractions that you are bound to find attractive (along with any younger people who are traveling with you) are:

Casela Bird Park:

Casela Bird Park stretches over an area of 20 acres, divided into 85 aviaries. Housed within are about 2000 birds of 150 different species. The gardens are very peaceful and rather soothing to the senses. Do not miss the Mauritian pink pigeon.

La Vanille Crocodile Park:

After the birds, see the crocodiles. These crocodiles have been especially brought in from Madagascar. Besides this major attraction, the park also boasts a small zoo, forest and splendid areas for eating and shopping.

Black River Gorges National Park:

There just isn't a limit to the wildlife you can see in Mauritius. This park is especially known for its exotic coniferous and casuarinas tree species.

Port Louis:

No visit to Mauritius can beis complete without the visit to Mauritius's capital port, Port Louis. You can see colonial French architecture here and visit the municipal theatre. If you are interested, there is also a national museum and a racecourse in the area. However it is better to book luxury Mauritius holidays in advance for getting discounts.

For people over 50, a good choice would be to rent a villa rather than take to hotels and resorts. This is because villas provide more serenity, peace and seclusion than resorts, which may be crowded, especially in the holiday season. Screaming children with families and loud party people may not be your cup of tea. There are many villas available for rent, with or without pools and/or sundecks. Look for ones that offer the most comfort for you and that are located near to the places you want to visit.

From the spectacular sand-rimmed lagoons and fashionable large public beaches to the scenic islands off the country's coastline, there's in fact something for everyone here in Mauritius on your holiday package to Mauritius.

If you are thinking of picking up a Mauritius sea-kayaking tour package, our advices to you are that sea-kayaking is limited to visitors above the age of 12, and that the exclusive destinations scale in degree of difficulty.
